Hunting or Fishing camp for sale in North Muskego River. Beautiful property along the shores of the North Muskego River in Smooth Rock Falls, Ontario.

Stunning views of the North Muskego River.
Enjoy the wonderful views from the deck overlooking the river.
This is the true meaning of the word PEACEFUL.

Property size totals over 119 acres.
Literally five (5) minutes from town.

This property was once a former farm back in the day.
The field has since grown in, leaving evergreen trees dotting the landscape.

The present owner has planted hundreds of spruce tree seedlings to help insure the future growth.

The current cabin was constructed in 2000.

The open concept, 20′ x 24′ winterized cabin comes complete with a beautiful Elmira cook stove as well as a never used wood stove. And I mean never used, it has never had a fire in it.

All furnishings stay, including a riding lawn mower and a parts machine.

The owner will remove just their personal items.

There is no electrical power to the property, but the cabin has been wired for a generator, although not hooked up to a generator.

Bathroom facilities are by way of an outhouse at present, although the cabin does have room for a separate washroom facility.

Two other buildings on the property make for excellent storage.

The larger of the two is 20′ x 24′ ,while the other is 12′ x 24′.

There is also a wood shed of approximately 8′ x 8′.

The potential here on this property to construct another cabin, or two, or three, is TREMENDOUS.

One interesting thing about this property is that the river splits the property.

This is considered a natural severance, allowing for at least two additional lots to be created, one being approximately 13 acres, the larger approximately 33 acres.

All that is needed is to have the future additional lots surveyed.

If you have children, or grandchildren, they could build their own cottage on one of these lots.

These of course, would be strictly boat access.

The town of Smooth Rock Falls is minutes away from this river front property.

Smooth Rock Falls has everything you need, from grocery stores to restaurants, public library to a hospital, police services and volunteer fire services.

Located along the northern Highway 11 corridor, Smooth Rock Falls sits between the larger towns of Cochrane to the east, and Kapuskasing to the west.

The property lies within the UNORGANIZED township of Haggart.

No building permits needed.

TREE RIGHTS, all come with the property.

Drive to this property on a three season road, locally known as Jacksonboro Road.

Or, take your boat to and from town.

From the boat launch in town, travel the Mattagami River south for 4 kms (2.5 miles) to the mouth of the North Muskego River. Enter the North Muskego and travel only 1.2 kms to the eastern edge of the property.

Both of these rivers are LARGE RIVERS.

Where the North Muskego enters the Mattagami River, the Mattagami is over 1200 feet across, while the N.Muskego is close to 500 feet across.

Easily boat able with larger water craft.
Water depths of 35-40 feet in both rivers are normal, with a depth at the dock at 15 feet.
Tie your boat up to the sturdy dock, constructed of former boom logs and treated wood.

Fish for walleye, northern pike, perch, all in the two rivers.

In the early spring, a boat ride up the North Muskego River to the “honey hole”, will produce speckled trout.

From the property you can travel west on the North Muskego River for approximately 2 miles, while on the Mattagmi River, you can boat south for close to 8 miles.

Hunt for moose and bear along the rivers, set up some decoys for waterfowl hunting.

You have MILES of water to explore.

The owner states the moose and occasional bear wander right through the property.

Upland birds, (grouse), are abundant here.

The owner walks around the former field for his supply of fresh partridge.

He says he has never walked the field and come back empty.

This property is located in Wildlife Management Unit (WMU) 30.

Crown land is immediately to the north, and south, of this property, which allows for added hunting opportunities.

There are miles of crown land accessible along both rivers.

If you are thinking of investing in a property for the future, or your kids future, take a good hard look at this one.
